CHALLENGE:
The sellers of this property had a balloon note due and were unable to refinance and so choose to move to a bigger home for their family. They needed a quick closing, guaranteed to go through, (not waiting on bank loan and appraiser approval) so that they wouldn’t default on their private partly loan. The house could also benefit from a renovation.
SOLUTION:
Our quick cash purchase at a fair price met their needs and our licensed local craftsmen were able to put their personal touch in bringing the home up to it’s full potential. The original hardwoods were refinished and new hardwood was added in the kitchen. The roof, windows and exterior siding were replaced. The electrical was renovated, made safe and brought up to code. The existing galvanized piping was replaced with modern plumbing. A new furnace and A/C were installed. Then all the interior finishes and cabinets, and closet built ins were carefully chosen and installed to create a gorgeous home. A local bank loan was placed on the home after the cash purchase. We love our local banks but prefer to borrow direct from private trust deed investors so that they can put their money to work improving our community and earn a healthy secured fixed rate of return. Bought for $265,000, $85,000 in repairs and sold for $460,0000.
